OK twenty-one (21) properties in six week as of last night: all with none of my own money or credit (and I didn’t borrow any either). Six more properties possible today at 1:PM. Also “Manchester St. (my 1st rehab property)” looks like it also sold via the Equity Holding Trust process. I’m holding it long-term with no land-lording duties or financial shortfalls. My mentor/consultant, Bill Gatten and his system is singularly the reason for this sudden acceleration. No, I don’t get anything for sharing the plug other than an ‘Atta Boy’ now and then and maybe a pat on the head! But another really big “Atta Boy” goes out to the Akron/Canton RE Investors Association for its having Bill as a guest speaker last month. If not for that night and his workshop, I would have missed a great learning experience and some truly powerful magic.

I just got home and opened the box of materials. Today was wonderful, you might tell Bill. I’ve taken courses in years past with John Schaub and Jack Miller and haven’t felt so inspired since those sessions. It can’t be this easy! I made a total of four calls, went on one appt, and signed it up today! I have been trying to buy a house for 2 years and have had no success. After a serious bout of phone fright, I made three calls that ended badly, then I took Bill’s advice and got into the mindset of being a consultant.. It worked! I am buying a 190,000 house for 3,300 down, (setup fees) and 1250 per month!!! If I didn’t want to move into this house, I would make about 500-600 per month in cashflow, plus about 5k-10k upfront. Thanks to all you folks at NARS for the help in figuring out the paperwork. This is the first of many properties that I will be buying with the pactrust system. This system is amazing. I don’t feel like I took advantage of anyone, which means a lot to me.

Anybody who is interested in the application of Land Trusts has to have this book. There’s no two ways about it. On this obscure topic, Bill Gatten is sharing a lifetime of experience and research. Along with the trademark wit and wisdom, motivation and hand holding, Bill makes what could be a dry subject quite readable and enjoyable. But as he warns in the beginning of the book, the volume must be read again and again and again to glean the real pearls from it. There’s a tremendous amount of information here, sometimes stuck between lines about Bill’s sister’s worth (his really an only child). Don’t be fooled. While the reading my be light, the research is anything but. This book will serve as a valuable reference for generations to come!

In reading this board I see several that have never done a deal. I don’t understand why? The PACTRUST is very easy to do with the aid of Bill Gatten. I attended my first siminar Sept. 21, 2002 and spent too much time trying to learn every angle of the trust. I finally did just as Bill kept telling me and asked a FSBO what she wanted and because it didn’t hurt me I gave it to her. This was Nov. 22, 2002 and ran an ad in the Dallas Morning News word for word from Bill’s work book and have a deal that will be through escrow in a week or so. $8,000 in my pocket up front, $300 per month positive cash flow and $7,000 coming when the RB puts the loan in his name. It works just like Bill says it will if you stop trying to reinvent the wheel and just monkey see monkey do. Do I understand all there is to know about the PacTrust? No and I don’t plan to. I have contacted twenty FSBO’s with houses to sell and plan to use the data base of thirty four people who called about my add that are wanting to enjoy home ownership but have a glich on their credit record. If they have the money then I have the time, that is to find another deal. Thanks Bill for sticking with me until you finally hammered it into my head just do what the book says.

In 48 hours of my trip, I learned a lot about the area and say many multi-unit properties. There are deals out there. Dear Bill: Re: Today’s judgment here in Texas Case No 22-E-03-00087-01 between Enrique Ibarra Trust & South Marlow Trust Services (Plaintiffs) VS Domingo Moncada JR and Gloria Moncada (Defendants) In Justice Court Precinct 2, Bexar County, Texas. Plaintiff claimed back rental for the property at 9311 Flint Arrow, San Antonio in the amount of $2,385.00 being one month’s rental and the proportional short payment for the month previous. The December payment being applied first to other costs (arrears) and then rental per the agreement plus the arrear rental for the month of January 03. The Defendants claimed water damage to the house and the landlord was not prepared to repair same in spite of being requested to complete repairs. The Defendants presented photographic evidence of the damage. Justice William E Donovan asked if the Defendants had signed the lease offered as evidence and they agreed they had. Justice William E Donovan asked the Plaintive if the Trust should be handled by the probate court. When informed that the trust was an Inter Vivos Land Trust and the Defendants were in fact the major beneficiaries of said trust he concluded that the defense had little merit and the Triple Net Lease was in force particularly clause 25 there of which says interalia that all repairs are the responsibility of the tenants. He pointed out that they had a claim against the builder of the house (the house is 10 months old and still under warranty) and could not with hold rental per clause 25 of said lease. The Justice ruled in favor of the Plaintiffs

I was a general contractor until I hurt my back last summer. I spent a month sitting in a straight back chair bored out of my mind until I purchased a copy of Bill’s Success Manual at a garage sale for $1.00. I spend many hours reading and decided that this was a great idea and offered a win win for everyone involved. I attended one of Bill’s workshops in Portland and came away even more impressed. Bill, the condo we bought in San Diego finally sold and I went to the bank with a check for $45K. It all cleared today as I flew to San Jose. When I landed my voice mail was from Wells Fargo saying it had cleared. Marla and I are paying off all our credit cards that became burdened with expenses from dealing with Issac, the condo and Mom’s passing and now I have a new problem caused by you: How am I supposed to life with the knowledge that I’m NOT a failure? Do you remember the little book you bought me after brunch in Topanga (SP?) This is an exciting business…amazing… I modified the loan on an existing trust transaction… Are you ready for this??! 7.375% was the going Interest rate- Now modified to 3.5% life of the loan!!!! The Second mortgage was @ $123000, debt settled for $12K…! (Learned about debt settlements last Nars Workshop!! OMG) I can now cash flow this home at $400 a month!!!… If I did not become a NARS member, I would have lost this home to foreclosure…but because I was able to bring in Resident Beneficiaries to pay the mortgage all these years..I was able to hold on…..IT”S a wonderful day….

In 1999, I bought a home halfway between Yosemite and Fresno (Ca.) for $175,000. Slight fixer-upper on 3 acres, rural, barn fenced and cross-fenced, and behind locked gates. In 2004, using your system, we found a home in Arizona and here I am. We kept the California property and put it into a PACTrust™ and it took me exactly one day to find a Resident Beneficiary. My $1,000 per-month positive cash flow almost makes the payment on our new home, and now my resident beneficiary in Ca. is ready to buy me out…at $410K. (w/ capital gains forgiven). Hi Bill,  Thanks for the help. I spoke with Premium Escrow and they hooked me up with Scott Burtz at Southland Title to issue ins. with no problems. For your information on the three deals I just closed on all three required a declaration of trust. Each from a different title co. – First Am., Lawyers title, and Chicago. Also I spoke with Mike at Stoneridge Escrow to ask why Iam having problems and the two deals you told me you just closed through them went fine and he told me that a declaration was required on both of them also but you were not notified about them. You may want to check with him on the details of your last two deals with him. It would be nice to find a way to work with some of these title companies. Anyway I would not have bought these properties if it were not for your program. These three are being exchanged, using Carl Tully at Herratige Group One, into a new 7,000 sq ft industrial building too house my dental lab business. I have seven deals left all pumping cash flow and appreciating as they go.I just wanted to say THANKS!

Bill, Great news! Had our first eviction!! Paperwork held up in MASS. Although our state can lead to a year long appeal process, our savvy attorney was able to turn it around on the property owner. BUT, Massachuetts treated the Occupancy agreement as the governing paperwork. Didn’t even need the Trust, just that the property was in a trust was enough. And in MA is someone is 4 months late judge has no standing. THIS IS TERRIFIC!!

Well, I would consider myself a newbie investor. I heard Bill Gatten in March of 2002. I bought the whole nine yards. I currently “own” 3 investment properties. 2 of which are classic Gatten-except for maybe the wheelbarrow full of money to the bank part, but anyway, we control 2 houses that were don’t wanters, we receive monthly cashflow of a couple hundred dollars each, we have existing “equity” in both properties as well as 50% of future appreciation and debt reduction. Equity Holdings holds title on both of them and that seems to work out pretty darn good. I had NARS do the paperwork on one and I did the paperwork on the next one. That’s about it-looking to do it again (except with the wheelbarrow full of money to the bank this time!)

We’re so very fortunate to have his Greatness, Guru Gatten at the helm–how many other mentors out there are as down to earth, in the trenches with us, and well, as dedicated to keeping the fun in the education end of it? Great workshop. Leave it to Bill to bring in folks like Bruce Norris, too. Thanks Bill!!! And you know something, joining the Network was one of my best decisions, too. I’ve missed out on some great deals because I didn’t have the tools. Now we have the tools, the Deal Doctor (Guru Gatten), on-going support, and surprise workshop teachers like Bruce.

And how about that Big Book?! Is that worth every darn page or what?! If you–or those other folks out there–haven’t gotten it, go get it pronto. Not only is it jam packed with important info and how to-do-its, it is a giggle to read. Quote from a friend: ”How can you (yours truly) enjoy your homework so much when its, like, um, what…a thousand pages of real estate goop or something?” Do I have time for homework these days? Nope. (And I’d be happy to compare notes on busy schedules!)

Okay, so its not a thousand–999 or something closer to 400, I guess. Nonetheless, get the Big Book. I’ve got sticky notes on many of the pages, have implemented what I’ve been learning, and can officially say that I have the Pactrust wheel a-turning in a very big way (we can’t let Peter Michaels do more transactions than us, now can we…although I dunno…I hear he does more than God.) I seem to have to know how the darn engine works rather than just turning the key–Big Book is a Big Help. Peace, prosperity and success to all,

Thank you very much Bill, for teaching an excellent class in Atlanta two weekends ago. I have already put into my business plan to complete 8 or more land trust deals this year using your system. I made several good contacts at your meeting. I am a GaReia member, an investor, and a small business owner. I think you class was excellent. I wish I could devote my entire day to your process, though because of it, I intent to be a full time investor within one year. Thank you for a great training session and an eye-opening experience.

I consider myself a newbie investor all around. I went to Bill Gattens seminar in early February and became a Network Member right out of it. I, personally, have only been working the FSBO’s and rentals up to this point. I got my first non-exclusive option signed March 21, and I found a resident beneficiary after 10 days. So yes, the system works, but you need to be a Network Member and you have to be willing to work hard for it. I am in the process of doing the paperwork now. I have never done any kind of real estate transaction before in my life, and from this deal I will get ~$4000 the day escrow closes, plus $200 every month. When the RB refinances 2 years from now, since I “bumped” my equity, I am guaranteed $5000, plus half of any appreciation and payoff of the principal amount of the loan. But there is NO way I could have done this without Bill Gatten doing 3 way calls with my potential sellers. We had a blast and you really expanded our thinking process. I’ve been a full time investor for a little over 2 yrs now and have been in the business world for about 7 years.
