NO BS and NO Games…. If people are interested in attending a monthly or weekly trust mastermind session in OC at my office (5 freeway and Lake Forest) then sound off here. If there is enough interest I will set the date and have the meeting all by myself if need be. I have some specific knowledge to share relative to getting these things done. You should be ready to share and question as well.

Since similar market conditions exists beyond the OC area why not make use of the teleconference line and open up the master mind group to those interested in participating via phone. Making the NARS system work during these potentially fruit full times is what I suspect most of us who hang around here are interested in doing. Of course, use of a speaker phone could accomplish both things, invite people to your place, and the rest could participate via conference call.

That is a possibility and I will record each meeting for review later. However, I need to see some BODIES for some role playing and interaction to accomplish the goal of “doing”…. Who knows, it might just be me and Alvin!

the role playing at the last OC meeting was great! the scenarios given were definately a challenge. it just sucked that i couldnt close it even though i gave alot of options from my tool belt. however, i thought of rule #4 of Gatten from the very beginning which helped alot with negotiations. Remaining unassociated with the outcome.

Recording of the master mind group would be another way to go. We could listen to the recording; it’s contents could be fodder for further discussion on the board after the meeting.

Many before me postulated that real estate investing was premised on’the greater fool theory’. I didn’t make it up, but I certainly ascribe to the concept. Especially those beyond the realm of investing known as speculating. It’s the speculators ranging from Ca, to Tx to Fl who have in many ways driven the cycles to bursting levels. I see them as having ‘burst’.
‘Equity’ can be a fleeting entity/concept. As in what goes up will go down….Even satellites/space vehicles?
Isn’t the underlying objective of NARS and cre equity creation/distribution to buy equity at discount or position for future equity?
This can be viewed by observing ‘making money on the buy’ under the Cash is King philosophy , or establishing a person or entity to make the payments for future events as it is with the NARS system. In between are the hybrid methods.
This makes flipping, buy and hold, buying upside down, all techniques to be applied comprising hybrid applications.
To quote Bruce Norris from his comments on the hundreds of properties he flipped mostly in Ca “I should have kept many of them”. Makes sense I believe.
IF one can stabilze debt/obligations on a residential prop with an RB for example the coast is then clear sailing. Therein lies a buy and hold philosophy that basically says when ya need money jst borrow it on equity. No taxes paid on re loans/borrowed money?
….In So Cal where equities went thru the roof and many used it like an ATM machine resulting in many frantic current sellers the biggest question is WHO is gonna pay for the PAIN conversion? It is quite apparent in buyers markets they become harder to find, especially those wanting or willing to ‘make the payments’. Ahhh, THOSE payments!
Some gurus profess that renting can be profitable in peaked markets where mortgage obligations are twice the amount of rent/lease.
That of course is what drives all the economic cycles comprised of the ‘markets’. Real estate, equities via public ownership such as Microsoft, commodities and futures. To know the cycles is to love them?
On a SoCal level, a national hard money lender locally based who knows Ol Willy said to me yesterday…..”Ca is over, Tx is over and Fl is done, too”…….Then he said ” Bill’s PacTrust is probably the best way to go now”. [Bill, you know who to send the chocolates to on that one]…..No, not me.
Title holding Equity Holding Trust get more interesting huh? The biggest question is ‘who gets the equity and when’.

i just attended a local equity meeting here in chatsworth, ca and i met a guy who buys discounted notes directly from a hard money lender at 62% LTV. im networking with this investor and im looking to see how i can apply it using the EHT trust when the mortgagor potentially defaults.
he said he liked my vision and the different types of creative strategies on my tool belt that he’s interested in being an angel investor. before we parted ways he mentioned that he lended $500k to a young investor to play with and he might be willing to do the same. so im psyched!!July 18, 2006 at 6:32 am #16845

I could commit to driving to OC once or twice a month. I probably wouldn’t come to every meeting if they were happening once a week, unless the location was shifted to the north a bit, but I don’t suppose that should stop you from having them.

Mobile homes are good but I keep running into SFRs to keep me busy!
I thought I would have more response to this post but it IS what it IS. I will set a date and post it up here. If there is enough interest we will do it weekly and if not then scale it back to monthly. I will record them so we can get them out to others.

Fear plays a role in your responses here. Many may think it is a great idea, but afraid to commit to something that may force them out of their comfort zone.
That being said; Shawn, if I was still in So Cal, I would be there religiously. (I used to dirve 70 miles just to attend the REI club of his).
Hey gang, Shawn is the real deal. I know some of the newer members may not know Shawn, but he is what he says he is. Shawn has helped me emmensly in the past. You can learn a lot just by doing this.

Shawn, with a few hundred NARS members SoCal ya thought there would be more response here. Well, logic would imply that, I agree.
What I believe drives the Viewers/Poster ratio is a common condition known as fear and paralysis of analsis. [no spell check intended].
Ol Willy, our good buddy the Great Gattini, talks about the ‘Pain of Change’. The ‘Pains’ are personal for each person therefore each ‘cure’ is especially dedicated to each individual. Fear is a powerful emotion to abate and set aside, and just Do It Anyway. [Nike]
One benefit of growing older as we all are is that it becomes clearer what our sameness is as humans especially in the Pain of Change scenarios.
Is this preaching and ranting on my part? You decide. But, if one truly looks at their own creations each of us must look in the mirror for the ‘why’. That’s why I stare in the mirror all day. In traffic, that can be dangerous. [Activate levity on code ring]
So Shawn, here’s what happened in the past here in SD with the SD PacRat Group. Like, post it and the lurkers/viewers will appear at meetings. Unannounced. Oh, well.
My experience with PacRat meetings/scenarious goes: “who here has made 10 million dollars last week and can you help me do that?”
Did I exaggerate? YES. Does it make the point?
Consider the mind set at the casinos. Yawin some, ya lose some. 7′s anyone?
