    What would be the best way for multiple buyers set up a landtrust? They aren’t looking for a RB they are purchasing (3 0f them) for business/personal usage. They will be getting a loan with all three as guarantees.

    By 3 [several] having percentage or equal interests as Investor Beneficiaries and also having right to use [RB'S] , that is what I would call fractional ownership.

    It is, imo. a more sophisticated usage of timeshare with better asset protection and insulation from the other partner/investors.

    Am I on the right track?

    It is something I am strategizing for the high end vacation cities/resort areas to gain control of condos/homes and sell fractional interest to IB/RB’s in downtown San Diego where the luxury condo market is overbuilt but this city is still avacation dream for many.

    I too am interested in fractional ownerships. RB’s /(investors, business owners, etc.) for luxury and vacation properties. If a seller (SB) is willing to remain on his loan (variable rate interest only loan), how do I present this potential rate fluctuation scenario to interested potential multi-RB’s? Should I fix a monthly payment with a worst case scenario payment or is there an easier formula? I do not want to chase away anybody just because I cannot give them a set monthly payment. Please advise. Dave Sal
