HEY TO ALL,
Isn’t it true that if the mobile homes are permanently affixed to the land and have permanent foundations (such as in a mobile home park), they are realty and eligible for a land trust?
I’m working with a prospective RB who has very limited funds and potentially may be considering a mobile home.
What does Bill mean by “It’s only when the mobile is not mobile that it could be considered real estate”?
A mobile home has a Vehicle Identification Number (VIN)
As long as it is registered under this VIN – it is not real estate – no matter how it is fastened down or locked in place.
Note as well that even when a mobile home is registered under the VIN, you could place it in a land turst, if the owner of it also owned the land under it.
