The President signed a bill authorizing “crowdfunding” as an approved method for anyone to promote securities to anyone. It allows everyone; no longer just wealthy (i.e., qualified) individuals, to purchase securities.

Dave I have a foreclosure contact being sent to me this evening. The owner built the house from the ground up and very much wants to stay put. He is very upside-down. What is the information you need from my first contact with him? The information I have now is very limited.

I just went to DropBox. I have my answer. Please disregard the above message. Thanks.

The only HOPE I may be able to offer you here is that the original “Pretend Lender” may not have had the legal right to sell off the note, either at full value or at a discount. It is entirely possible that they did so illegally. Other than that, unless the current note holder is willing to be creative… NEXT!

That is also my view. But I needed to know your view.

Scott it seems I have mis-lead you. The owner’s will equity share. They are saying the note holder will not. Sorry for the confusion.

Th bottom line I was looking for is whether or not the NEW note holders position can be challenged. If it can then the current owners will participate.

Again – Sorry for the confusion!!

You seem to be saying that HOPES is not a viable solution – Right? That would mean these owners have already lost the fight unless they can find a 2.2 million dolloar buyer.

She has found a home she likes but it is a short-sale. Do we have a strategy I can speak to her about with regard to approaching the bank with an “Equity Share” offer of some kind?

More to come. I just found out they are permitting a “lease/option purchase.” CALL listing agent -7- days a week for SHORT NOTICE SHOWINGS and negotiating a LEASE/OPTION PURSCHASE

Back to square one. It actually is a short sale – bank must approve the offer.

I was wondering how to handle this:

    5.6% down ($25000) has a 5.5% interest rate and a monthly payment of $2356.32

Thank you for the correction. I need to change my language a bit.

I desperately need a questionnaire. Can it be sent to:

I will be speaking with the principle (I think) of the 100+ apartment unit I mentioned earlier. What are the more important issues I ought to be concerned about?

To rehab them doesn’t he have to own them first? When finished he can sell them to whomever he wishes. I wonder where he is going to get the money to pay for the cost of the rehab from?
