sstanton replied to the topic Smart program. Is it really a nars program? in the forum PACTrust/EHT Topics and Creative Real Estate Financing 10 years, 11 months ago
Gary,
I have followed the program since it’s inception. It is not a NARS program. They are using us to find the properties and essentially give the NARS members involved a “birddog” fee, which is split with NARS and us depending on whether you are a ruby or emerald member.
On last Thursdays call, they stated they had about 50 property…[Read more]

Ruby gets 50% of Bill’s profit
Emerald gets 25% of Bill’s profitSo, $1.2 mil home, owner gets 90% new lien or owes us $1.08 mil.
Bill’s estimated profit will be $432,000
Emerald about $108,0000
Ruby about $216,000About 9 months to finish. We carry most of that for 3-5 years. Upon the owner getting a 50% LTV loan, there is about 10% that…[Read more]

Jim,
I would suspect that this would be a 3-arck property too. owe 1.7 mil and worth 1.2 mil.
I don’t know what your level is but, if accepted, probably worth more to you than HOPES.
Check with Bill before launching into HOPES.

A few thoughts for Joke Wednesday:
You don’t have to be faster than the bear, just faster than the people around you.
Unless you’re the lead dog, the view never changes.

Gene,
You did not miss anything. I was on the call and heard the banter between Cork and Bill. Bill mostly talked about his situation with his home and took some questions. Most of what he talked about was a review of what we, who get on the call, already know. They have moved.

I am getting about 2-3 emails a day about MAPS. I believe they are getting my address from my FaceBook page. I chose to make that email visible, so, I don’t complain, just delete.
Now my opinion (at risk of getting slapped again).
It starts with the name; MAPS sound official, like MARS, MHA, HAMP, HAFA, TARP, etc. The EHT falls flat,…[Read more]

While we’re singin’ and dancin’ in the rain…
Busted flat in Baton Rouge, headin’ for the train,
Feelin’ nearly faded as my jeans.
Bobby thumbed a diesel down, just before it rained;
Took us all the way to New Orleans.
I took my harpoon out of my dirty red bandanna,
And was blowing sad while Bobby sang the blues.
With them windshield wipers…[Read more] -

Can’t answer your questions, yet, Dave. Just got an email from the renter and that provoked the question.
Actually, I would rather this be a regular EHT set up, but until I get to the land lord, I don’t really know how it will go. Just had the thought and wondered about it.

GOLDEN RULE: HE WHO HAS THE GOLD MAKES THE RULES… (so how can the banks make the rules.. last time we heard, they no longer have the Gold)
That is a smoke and mirrors. They do a good job of convincing everyone how poor they are, when, in fact, they make the money and do own the gold. They make the rules, even in court (reads Geoff’s article).
