Unfortunately I have not been able to dedicate the time needed to work the short sales. Collecting docs and meetings etc.
I did work on successful loan mods that helped relieve some pressure for folks, but somewhere down the line they will have to make a decision on keeping the loan or letting it go because they are so upside down.
Maybe we could work with them to save some money and get them in as an RB down the road and have them do a short sale on their home. They know they will have to do something and we could prepare them for what is coming so they don’t have to foreclose…
We really just need inventory and they will come running… I still have people calling me about homes from 2-3 years ago. They are looking and are listenng…

I would think they need skin in th game. I would not want to end up like the banks and have renters move into my property.

I hope you and your family a doing well… It’s almost time to fish the Provo river buddy. Sometimes I can’t sleep thinking about my grandfather, his creel filled with grass and 2 trout laying in the bottom at the crack of dawn. Makes my mouth water.
I’ve been away for a while and would like to fire up some calls in about 2 weeks. I’m a little rusty in talking shop so I would like to throw some questions at the board to get back on track. I’m not up to speed on the SS and LFC process so I will stick with Tool #1.
I have some areas I would like to target and need to get phone numbers.

How have you been? It’s been awhile since we talked.
I just returned to Livermore from Vancouver WA after an 8 month stay. I feel like a wet rag and it’s nice to feel the sunshine again.

I did send Adam an email and this is what he said: “Forward me the statement where we charged you $500 and chill with your threats Rick. Try being professional if you want me to work with you. Sent from my iPhone.
All I said was if he did not refund me the money for the website he promissed, I would send a letter to the Illinois Attorney General Lisa Madigan. I have the completed letter sitting in front of me with the envelope. All I need is a stamp and a couple of documents I will locate on Sunday and it is in the mail on Monday. I’m doing what I said. Isn’t that what professionals do?.

I completely forgot about it. It wasn’t until I saw the sign “ACES” did I wake up. I just emailed ADAM asking for a full refund of $500. I gave 24 hours (only good for tonight and the price will increase to $999 tomorrow 8) ) for a response and it would be followed by an email and letter to Illinois Attorney General Lisa Madigan. Adam knows how the Attorney General feels about this kind of behavior.

I was listening to Bruce Norris last weeh and listened to Joseph Magdziarz. He is the current Vice President of the Appraisal Institute and he will become the President Elect in 2010 and President in 2011. He has been associated with the Appraisal Institute for 38 years. He has some interesting comments concerning BPO’s and giving appraisers information about the property. Good call…

Finding a 3-2 in San Jose and Santa Clara for $550,000 will be a challenge in a good neighborhood. Do they have children and where are they going to work. Are they moving from somewhere else.
