I see what you are both saying but when discussing the deed, whether in trust or not. Scott what is the benefit of vesting the deed to the trustee over a corp? Other than the dosc and liens?

with the way its worded the seller is assured payments, they could care less about receiving the property back, they want to be done with the hassles and getting the propety back is a hassle. some will go out and get a blood thirsty attorney to rattle you up. i am just saying be careful what you say.

I was gungho when I first started I was asking for deeds all the time and to my surprise i was getting them. now I am a little shaky asking for deeds and the remorse probably shows.
How are you guys asking for the deed? I am not highjacking the thread since its title talking to sellers.

I have found that calling FSBO sellers are not so motivated. Most want full value now and all cash that is why they want to cut the agent. If anything you might want to put them on a drip campaign.

Jerry how can you assure that the mortgage gets paid if the rb moves out. you can’t make any guarantees or else you will be responsible and it would be more of an informal assumption on your part.

I wouldn’t worry about that ad, how long do you think it will last before things settle down? Who cares who owns the property as long as everything is legal. How many property management companies manage someone elses property? I don’t think there is one apartment complex that has an owner thats actively taking applications.

I have been loan mods not for a fee because that isn’t what I want, I have been doing them for the sake of making a deal a deal. They work and you can create some down the line cash.

SoCalGal, i haven’t read the guideline completely so is that just for land trust or all short term deals? so the guidelines are now in effect? there are still ways, but i won’t get into them. it’s a shame how far things have gone due to real estate agents, appraisers and mortgage brokers all of which have nothing to do with investors.

plus the way it was explained to me, a lot of the lenders seasoning has something to do with title insurance. so whatever title company you use, make sure they can provide a title insurance policy since lenders want their investment protected.
