Have you ever read the listing agreement that real estate agents have you sign when they list a property? Have you ever read the REPC (real estate purchase contract) they have you sign when you make an offer? Ours is a piece of cake compared to that.

If I am a beneficiary in the trust that holds the property and signed on a triple net lease I can take the tax benefits clearly stated by the IRS (IRC 163(h)4(D) without causing a sale. No sale! You can’t do that with a LO!

If I was doing it, I’d have the RB lease for $2,500 (I’d even consider $2,700 so I could pick up some PCF). Keep it simple: $335K house by 8% = $26,800 divided by 12 = $2,233 a month.
